At Landmark Builders, we believe building your dream home should be an exciting, stress-free experience. Led by Adrian Furlotte—a seasoned builder with decades of hands-on experience in excavation, site work, and custom home construction—our team guides you through every step of the process with care, clarity, and craftsmanship.

Below, we’ll walk you through the exact process of building your new home—from initial planning to final walkthrough—complete with easy-to-follow icons so you know exactly what to expect at each stage.

Here’s What to Expect When You Build with Landmark

Initial Consultation

Usually on site to assess suitability of the lot, and access for the delivery. In addition we will discuss house design and budget.

Budget

We provide a ballpark budget to determine feasibility. If the budget is acceptable then you’ll pay a retainer and sign a pre-construction agreement

Design

During pre-construction, we’ll have a design meeting to solidify your house plans. We’ll review the layout, floor plan, kitchen design, floor coverings, siding colors and more. During this time frame, we’ll be scheduling a surveyor/civil engineer to draw a site plan, which will be needed for when we apply for building permits. During this time frame, we’ll order your home’s plans from the factory (for modular builds).

Permits & Paperwork

We handle all the logistics—including plot plans, septic plans, and permit submissions—so you don’t have to.  Upon receipt of house plans and a site plan, we are then able to apply for a building permit (and any other permits the town may require such as zoning, inland wetlands, septic review, etc.)

Once the building permits are approved, we will schedule your new modular home to be put into production at the factory. Simultaneously, while your home is being built, we will begin site work – any needed tree removal, excavation, and the foundation will be installed.

Set Day

This is when all the excitement happens, the home is delivered and the crane is on site to help lift the house sections and complete the build. This typically takes 1-2 days. After the set, our crews will work to finish the on site tasks: button-up, flooring, trim, HVAC, plumbing and electrical hook-ups, exterior siding, etc. This is usually when utilities are installed as well, either well and septic or city water and sewer.

Move-In Day

Once our crews are finished, we finish any final inspection items, schedule a final inspection with the local building official, and turn the keys over to the client for move in!
